We are supportive of the Council requiring high standards of design on residential development, however we consider that the implementation of a policy requiring all new residential development to meet the gold standard immediately is overly ambitious. We suggest that meeting the silver standard is introduced first to allow developers a chance to understand the system and the criteria before increasing the requirement to the gold standard after two years.

The third sentence of the first paragraph of this policy its meaning is unclear, by virtue of its grammatical construction, should therefore be deleted. In respect of the sub-heading of "Masterplanning" the first sentence is an isolated statement without reasoned justification and should be deleted. General requirements for residential development to achieve Building for Life Gold standard is considered unreasonable unless subject to consideration of the broader viability of such development.
