Notwithstanding this Council's shared opposition to development in the Green Belt, this is an opportunity to set out the Council's position on the key objectives that must be met by a South West Bristol Urban Extension, should the development be included in a final adopted RSS.

Strong support is given to the inclusion of land at Long Ashton to aid the delivery of the full SWBUE. One area of concern is the omission of the railway. It is disappointing to see that other forms of sustainable solution within the Area of Search have not been considered, such as development at Long Ashton. This would provide clear sustainability benefits through expansion of a service settlement.Supports the delivery of urban extensions beyond 2026.

The consultation does not explain how the smaller schemes are 'options'. At best they are phases of essentially the same development.The Council has not put forward the LandTrust scheme as an option which is implementable.The main differences between the full option proposed and LandTrusts is the use of the university land, density and employment requirements. Use of the university land is not supported whilst land at Ashton Vale is.

In the light of comments at CS13 and within the context of Chapter 5 of the emerging Core Strategy, we support the delivery of the Main Masterplan (prepared by Broadway Malyan), which meets the full RSS requirement of 9,000 additional dwellings in North Somerset

The Long Ashton Parish Council objects to any development so close to the village on land which lies to the east of Wild Country Lane, south of the railway. Land proposed is in the Green Belt and much of it is Grade 2 agricultural land - good farming land and loss of this is unacceptable.

Chapter 5 - SW Bristol Urban Extension: Backwell Parish Council are opposed, as North Somerset Council are, to the principle of development in the Green Belt at South West Bristol. However, we both acknowledge that the Core Strategy must reflect RSS and that eventually the submitted version must be consistent with any approved RSS.
