Land north of Nailsea, as shown in our Concept Plan attached, should be allocated for residential development. It is a suitable, available sustainable site for housing. We have concern on deliverability of proposed sites, particularly north west Nailsea, constrained and made unviable by pylons, so other available sites should be considered.

The Rugby club has to move to a new site (opposite Bridge Inn, proposed). The current site will be redundant for sports purposes. The move has been forced by loss of Junior pitches to the Perssimon allocated site to the east and the Redrow site at Oxford Instruments to the south. These 2 housing allocations have deprived the Club of its Car Parking and Junior section playing fields. The current site if allocated, will realise sufficient funds to carry out the relocation. (Around 85 dwellings).

4 acres with housing or pp for housing on 3 sides.Located adjacent the Hallam development site, for which pp granted in outline at Feb P&R. The land is elevated and of similar character to the Hallam site. It is proposed that some of this land be allocated for small self build homes, an area of housing development in short supply in N Som. The owners are also keen to see starter housing for locally employed workers, particularly those working in agriculture.

We believe the inclusion of this additional land as a residential allocation would provide a logical extension to these residential extensions, and allow a comprehensive development proposal to come forward across the entire eastern area of Yatton. The land is unconstrained, bar an area of flood zone alongside the far northern boundary. There are no constraints acting upon this site that would prevent or hinder its development.

Site “C” Plots opposite Brick House Farm.Yatton These plots where to be built back in the 1980s, but for want of cash the development was reduced to just 4 houses along the main road. The proposal today, is for the rear 3 to 4 dwellings to be built as a single site for a local builder. Or to enlarge the gardens of the existing properties. The site will be served by the Multi-use path.

Redevelopment of the redundant farm yard of about 2 acres for commercial purposes including a Farm Shop, Café and indoor play area along with small retail units (hairdresser etc). Some small offices will adjoin the retail area and the larger modern buildings may lend themselves to small domestic storage units and or caravan storage. The thinking here is based on what might be the needs of 300 new households surrounding the site. The site will need to be linked through to adjacent development

Gladman has concerns about a number of the Housing Allocations made in the Plan. For example, many are in Weston-super-Mare, a town that has struggled to deliver new housing growth in the past because of commercial viability and may not deliver units as quickly as the Council have suggested. Gladman have a number of sites that are being promoted through the planning process within the Services Villages and Infill villages.

Housing allocations should exceed minimum required, to address uncertainties surrounding Core Strategy re-examination, Joint Spatial Plan and housing supply calculations. Proposes additional site at land west of Garstons Orchard, Wrington (40 dwellings). This should be included in Schedule 1.
