Site Allocations Plan March 2016 Schedule 1: Proposed large sites for residential development over 10 dwellings (Sites marked with a * are mixed use sites). Nailsea Station Road

Station Road The Town Council objects to the proposal for 15 dwellings as being major over-development. It reiterates its concerns regarding development having appropriate density, size and design in keeping with the existing character of the area.

Oppose removal of protective designation (previously Amenity Area). Site has value as woodland edge habitat, and landscape. Request reconsideration as Local Green Space or a substantial reduction in units agreed.

Serious consideration should be given to removing this site from Schedule 1 of the Sites Allocation Plan as building density proposed is inappropriate for area (see attached pdf file)

Having looked at the site from an ordinary watercourse, surface water and ground water flooding point of view we have the following comments: Drainage Category 1 - Easily drained and sustainable drainage could be implemented easily Reason – Infiltration may be possible with some constraints

North Somerset Council previously refused planning permission on this land and successfully defended its decision at Appeal. The site remains exactly the same and therefore the planning reasons for refusal of development and the subsequent views of the Government Inspector are still relevant today. We therefore respectfully request that this land is removed from Schedule 1 of the Sites Allocation Plan and be included in Schedule 4 (Proposed Sites for Local Green Space).
