Yatton RFC site

Pegasus Group submit this representation on behalf of Yatton Rugby Football Club in respect to their land at North End, Yatton.

We support the Council’s decision to allocate sites within Yatton; recognising its role in the settlement hierarchy and its relatively unconstrained location.

The club currently hosts fifteen different teams and continues to play an important role in the local community.

Land directly to the north and to the south of the club have draft allocations for housing in this Regulation 18 Consultation. In respect to the southern allocation (Moor Road – 80 units), this allocation will result in the loss of a number of pitches used by the club.

As a result of this loss, and due to their desire to continue expanding the club, it has identified alternate premises within Yatton. It is the club’s intention to relocate to these new premises, and build a high quality, purpose built facility for the club to meet its current and future needs.

This will result in the remaining club facility, the circa 2.6ha parcel of land, being surplus to requirements.

Given the draft allocation of land directly to the north and to the south of the club, we believe the inclusion of this additional land as a residential allocation would provide a logical extension to these residential extensions, and allow a comprehensive development proposal to come forward across the entire eastern area of Yatton.

The land is unconstrained, bar an area of flood zone alongside the far northern boundary. Aside from its current location outside the settlement boundary, there are no constraints acting upon this site that would prevent or hinder its development. The fact that in the future the site will be surrounded on three sides by development adds to its attractiveness as a residential site allocation.

We therefore seek the Council’s allocation of the site for residential use. On the basis that the site represents a similar land area to the allocation to the south, we would seek allocation of between 80-85 units.

The club will utilise the receipts from the sale of the land to fund its relocation to the purpose built facility.

We would welcome the opportunity to discuss our proposals with the Council, and would seek a meeting at the earliest opportunity.

We would like to be kept informed of the progress of the Site Allocations Plan. We would like to be given the opportunity to participate in the future examination of the plan.
