Suggest amending the principle relating to green infrastructure to incorporate different scales within the village as well as its surroundings.

The principles set out for Banwell Garden Village are broadly agreed, although it is not clear at this stage how these principles will form the basis of or inform specific future Local Plan policy.

Quantum of development should be capped at a level where ecological impacts can be avoided. Road mitigations have potential to cause severance to important bat commuting routes.

The Hayes family own part of the land currently earmarked for development as part of this proposal (‘The Hayes Land’), as show in Figure 2 in section 2 of the attached document. We strongly support the strategic development location proposed at Banwell within the emerging JSP and suggest that the land identified in Figures 2 and 3 should be included within the allocation as part of this Garden Village proposal in the emerging Local Plan.

M5 to A38 - avoid homes in fluvial floodplain. Way Wick/Rolstone has drainage issues. Provide reduced runoff rates/long term storage. Banwell/Churchill are Flood Zone 1 but could increase rate/volume of surface water to main rivers/floodplains - fields staying wetter longer. Provide reduced runoff rates/long term storage. Alternatively/additional strategic flood solutions downstream of the garden villages. Pumping stations may be required where gradients are shallow or drainage issues exist.

We agree with the majority of the principles set out for the Banwell Garden Village proposals but our specific concerns are set out in separate representations in relation to these objectives.
