Further development at Portishead is sensible as opposed to garden villages. Scope for release of land from Green Belt at Black Rock. Need for localised Green Belt review. No land should be identified in flood risk areas. Transport and infrastructure is underway to benefit Portishead - J19 roundabout, rail, cycleway/greenway. Live-work units can reduce commuting. Important to retain Green Belt separation between Portishead and Royal Portbury Dock.

When considering development at Royal Portbury Dock it will be important to ensure potential effects on the adjacent Severn Estuary European site are understood and can be addressed.

A369 is at capacity at peak times and carries heavy traffic. Residential/employment growth generated around Portishead and/or to meet needs of Royal Portbury Dock is likely to increase traffic, some would filter onto A369. Concerned about expansion of Portishead, welcome measures to reduce traffic congestion to Bristol, improve M5 and Bristol accessibility through highway/public transport improvements and deliver Portishead rail line.

A sustainable mixed use extension to Portishead which would include homes, jobs, open space, a primary school and a local centre would represent an option for growth in this area. The opportunity for this exists on land south east of Portishead controlled by Persimmon Homes.

Need to safeguard any strategic sewer routes. Plans for the Portishead railway station must not affect the operation of the adjacent Town Harbour Road Sewage Pumping Station.

The housing needs for older people in the town should be specifically assessed and if necessary, policy formulation for Portishead should include provisions that specifically encourage the provision of retirement housing for older people

Portishead has motorway connections which although not ‘sustainable’ provide routes north/south. It has had considerable development but is yet to see delivery of the rail line to Bristol and beyond. Frequent congestion on the M5 and to Bristol emphasises the importance of sustainable transport before development. Safeguarding and delivering the rail route should have been an imperative. The new ‘Visions’ being prepared should respect the landscape and work to enhance the setting of the towns.
