The experience of St Modwen is ensuring a range of opportunities exist for occupiers, however an oversupply of land and premises will suppress values and make development unviable. Therefore a balanced approach needs to be taken. Within the Weston Villages the focus should be on providing some serviced land in the right locations rather than speculative new buildings. Furthermore a planning position needs to be presented that provides comfort to occupiers and developers that planning applications will be determined expediently.

Summary
Balanced approach needs to be taken, oversupply of land/premised will suppress values and make development unviable.
