Policy WSM17-South Herluin Way (Avoncrest site).
This is a large site and whilst it is not located in the floodplain, surface water drainage and consideration of the Uphill Great Rhyne culvert at the north east corner will need to be investigated and mitigated.

Comments on Place-Making Policies
Several of the sites identified in this section of the document as listed below appear to have potential for wildlife and we therefore recommend that they should have additional wording to recognise potential ecological constraints, for example:
'development should be permitted subject to an ecological survey of the site as necessary, making provision for mitigation and compensation measures as appropriate as outlined in DM9.'

Policy WSM17 (Land South of Herluin Way)
The allocation of this site for mixed use development including residential, retail and a food store in Policy WSM17 is supported. The regeneration of this area would improve the overall approach to the town and complement the existing town centre retail offer.

Interactive Proposals Map
The location of Land at Herluin Way (Avoncrest Site) within the Gateway Area and allocated for mixed use development including housing, employment and food store is supported. The re-development of this site is a key part of the overall regeneration of this part of Weston-Super-Mare.
